平面計画はコンパクトにまとめられ、水廻りを集中的に配置する事で機能的な家事導線を生み出しています。敷地は間口約9Ｍ奥行が26Ｍと縦に長い形状をしています。通常であれば敷地奥に建物寄せ、前面道路側に空地を確保した配置とするところなのですが、今回の計画では建物を敷地の中央に配置し、前後に空地を確保する配置計画としました。このような配置計画を行う事により、両隣の建物に挟まれて立つ位置関係を回避すると同時に、前後左右に空地を作り出す事で採光と通風を促し、良好な住環境を生み出す事に成功しています。
